How can I put limits on playing with the next door neighbor kids? sm

For the first time ever, we now have kids next door to us. They are ages 9 and 10 and mine are 7 and 9. I am afraid they are going to be over here ALL of the time and wanting to play with my dc. What do those of you do that live near kids? Also, the 10 year old girl was talking about boyfriends to my 9 year old dd. My dd never even thinks about this. Should I view this as a red flag? I overheard her and went over and got the subject changed. Should I of said something? Any advice is appreciated.
