Both times we went to a local realtor (just a local office--not associated with us in any previous sale...) and asked for 6-10 current comps. DH and I reviewed the comps and DH took the 'best' comps with him to the hearing.
We brought proof--they could not deny or counter...so value was reduced both times.
Now our neighbors are selling their house--listed at a premium. If they get anywhere near their asking price we may very well be taxed out of our home! Their home is 30 yrs older, 2000ft smaller--needing improvements-- and is priced $100,000 more than our home's current 'value'! Their view is a bit better (we are on a hill top in the 'hill country') and they have a fenced/stable area for horses...but not enough to make that big of a difference!
